The Codes We Design To in Tennessee

Tennessee sets a statewide baseline through the State Fire Marshal, but the commercial and residential codes sit a cycle apart and local opt-outs complicate the picture.

2021 I-Codes for Commercial

The 2021 IBC, IFC, IMC, IPC, IFGC, IEBC, IPMC and the commercial IECC took effect on 17 April 2025 with Tennessee amendments.

2018 IRC for Residential

The residential code lags the commercial cycle: the 2018 IRC and the residential IECC have applied since 16 July 2020. Assuming both are on the same edition is a frequent submittal error.
