What the Engineer Actually Checks
A seal is a professional and legal statement that the engineer has taken responsible charge of the work. That means a genuine technical review every time — never a signature applied to drawings nobody read.
Code Compliance
Your set is checked against the code edition and local amendments your jurisdiction has actually adopted, including the occupancy, construction type and use group the project falls under.
Load Paths & Calculations
Gravity, wind, seismic and snow loads are verified per ASCE 7, member sizes are checked, and the load path is traced from roof to foundation. Missing calculations are produced, not assumed.
Dimensional & Detail Review
Sections, connections, schedules and details are checked for internal consistency — the contradictions between sheets that cause most correction letters.

Review and Stamp Questions We Are Asked Most
Can an engineer stamp drawings they did not prepare?
Yes, but only after performing a thorough review and taking responsible charge of the work — that is the standard every U.S. licensing board applies. It means the engineer must understand the design, verify the calculations and be prepared to defend the set. What is not lawful anywhere is applying a seal to drawings the engineer has not genuinely reviewed, which is why our process always starts with a technical review.
How much does a review and stamp cost?
Fees depend on the size of the set, the discipline and how much correction the drawings need, so we quote a fixed fee per project after a quick look at the drawings. Sending the set costs nothing and there is no obligation — see our pricing page for typical ranges.
What if my drawings need changes before they can be sealed?
You receive written review comments listing exactly what must change and why. You can either revise and resend, or have us make the corrections and produce any missing calculations as part of the engagement. We tell you which is faster and cheaper for your particular set.
Is the engineer licensed in my state?
Yes. A seal is only valid in the state where the engineer holds an active licence, so every project is assigned to a PE licensed in that jurisdiction. Some states add requirements — Illinois, for example, requires a Structural Engineer (SE) licence for structural work — and we match the project accordingly.
Do you provide a digital or wet signature?
Both, depending on what your jurisdiction accepts. Most building departments now take a digitally signed and sealed PDF. Where a wet signature is still required we will tell you at quotation stage so it is factored into the schedule.
Can you stamp work that has already been built?
We can perform an existing-condition assessment and issue a sealed report on what is there, which is often what a building department or lender actually wants. What we will not do is seal drawings that present as-built work as though it had been engineered beforehand.
How fast is the review?
Most standard residential and light commercial sets are reviewed and returned within 48 to 72 hours. If a set needs significant correction we will tell you the realistic schedule up front rather than promising a date we cannot hold.
What file formats do you need?
PDF is fine for review. CAD or Revit files help when corrections are needed because we can make them directly rather than redrawing. Send whatever you have — a scanned or photographed set is enough for us to tell you whether the job is workable.
