Licensed Professional Engineers · All 50 States · Fixed-Fee Quotes
Removing or altering a load bearing wall requires a licensed structural engineer to size the replacement beam, check the posts and footings beneath it, and seal the calculations your building department will ask for. We do this remotely for homeowners, contractors and remodelers in all 50 states — working from your photos, measurements and sketches. No site visit, no travel fee, and most residential beam packages come back within 48–72 hours.
Everything a plan reviewer needs to approve the wall removal, sealed by a professional engineer licensed in your state.
Replacement beam sized for the actual tributary loads above the wall — LVL, PSL, glulam, steel or dimensional lumber, whichever suits the span and headroom you have.
Gravity load take-off, span and deflection checks, and bearing capacity, presented in a calculation package with the PE seal your department requires.
The load has to land somewhere. We size the posts at each end and check or design the footing below so the new point loads are carried properly.
Clear connection and framing details showing how the beam ties into existing structure — hangers, straps, bearing, and temporary shoring notes.
Wet or digital seal as your jurisdiction requires, from an engineer holding a current license in that state.
If the plan reviewer comes back with comments, we address them and reissue the sealed set at no extra charge.
Photos of the wall from both sides, rough dimensions, the span you want to open, and the floors or roof above it. A phone sketch is fine.
A fixed price and turnaround, with the scope written out. No hourly billing and no surprises later.
A licensed PE runs the load path, sizes the beam and supports, and prepares the drawings and calculation package.
You receive the stamped PDF ready to submit. We stay on the job until the permit is approved.
The more of this you can send up front, the faster and more accurately we can quote. If you only have some of it, send what you have and we will tell you what else is needed.
Residential PE works with professional engineers licensed across all 50 states. Your package is sealed by an engineer holding a current license in the state where the property sits, and engineered to the code edition your jurisdiction has actually adopted — IRC or IBC, with the local amendments that apply.
Because the work is done remotely, where your property is makes no difference to price or turnaround. There is never a travel charge.
Most single-opening load bearing wall packages are returned within 48–72 hours of receiving your information. Larger or multi-opening jobs typically take up to a week.
Pricing is quoted per project, not per hour, so you know the cost before we begin. Send your photos and dimensions and you will have a written quote within 24 hours.
No. We engineer load bearing wall removals entirely from the photos, measurements and sketches you send. A structural engineer does not need to stand in the room to size a beam — they need the loads, the span and the framing above. If something is genuinely unclear from your photos we will ask for a specific extra picture rather than send anyone out.
Yes. The package is sealed by a professional engineer holding a current license in your state, which is what permit offices require. If your reviewer returns comments, we respond to them and reissue the sealed set at no extra cost.
Send us photos and the joist direction and we will tell you. Walls running perpendicular to the joists above usually carry load; walls parallel to them often do not. It is worth confirming before you plan the work, and we will give you a straight answer either way.
That is common and it is not a problem, as long as the wall is still standing or you have photographs of it before removal. If the wall is already down, send whatever photos you took and we will work from the framing that remains visible.
Usually, yes. If you want a flush beam hidden in the ceiling rather than a dropped beam, say so up front. Flush beams often need steel or engineered lumber and different hangers, which changes the design but is entirely doable.
Send your photos and dimensions and a licensed structural engineer will review them. Free quote within 24 hours, sealed package in 48–72 hours.
