The Codes We Design To in Florida

Unlike Texas or Arizona, Florida has a single statewide code with no local technical rewriting. That makes compliance clearer — and it makes the wind provisions unavoidable.

Florida Building Code, 8th Edition (2023)

Effective since 31 December 2023 and based on the 2021 I-Codes, but referencing ASCE 7-22 for loads. The 9th Edition takes effect on 31 December 2026, so projects spanning that date need planning now.

Florida Building Commission

The Commission adopts one code for the whole state. Local governments enforce it and may only amend through the statutory process, so the technical requirements are consistent from Pensacola to Key West.

High-Velocity Hurricane Zone

Miami-Dade and Broward counties are governed by the HVHZ provisions and the TAS testing protocols. This is a materially different design and documentation standard, not simply a higher wind speed.

Florida Product Approval & NOAs

Windows, doors, roofing and cladding must carry a statewide Florida Product Approval number, or a Miami-Dade Notice of Acceptance inside the HVHZ. Reviewers check these, and missing numbers stall permits.
