Number of Disciplines

A structural-only set costs less than a coordinated structural, civil and MEP package. You are quoted per discipline so you never pay for sheets your department is not asking for.

Project Size and Complexity

Square footage, number of storeys, span lengths, irregular geometry and unusual framing all add engineering time. A simple rectangular addition is genuinely cheaper.

Jurisdiction Requirements

Some jurisdictions demand far more at submittal than others. High-wind coastal counties, HVHZ work in South Florida and California seismic sites all carry more analysis.

Quality of What You Send

A dimensioned survey and clean architectural plans keep the fee down. Sketches on paper are perfectly workable but take longer to turn into an engineered set.

How Fast You Need It

Standard turnaround is 48 to 72 hours and is included. Genuine same-day expediting is available on some scopes and is priced separately and transparently.

Existing vs New Construction

Work on an existing structure needs assessment of what is already there before anything new can be designed, which adds a step that new construction does not have.

We do not bill hourly and we do not revise the fee mid-project unless you change the scope.

Yes. Scoping, consultation and quotation cost nothing and carry no obligation. You can send drawings, get a firm number and a named engineer of record, and decide not to proceed — that is a normal outcome and there is no charge for it.

Payment terms are confirmed with your quote. For most standard projects work begins once the fixed fee is agreed. For larger multi-discipline packages we can stage payment against milestones — ask when you request the quote.

Revisions arising from plan-review comments are included in the original fee. Revisions arising because you change the design — a different footprint, an added storey, a new layout — are quoted separately, and we will tell you before doing the work rather than adding it to an invoice afterwards.

Sometimes, and for a real reason. California seismic sites, Florida High-Velocity Hurricane Zone projects and coastal high-wind work require materially more analysis and documentation than a low-demand inland site. Where that applies it is reflected in the quote and explained.

Yes. Single-sheet and single-discipline reviews are common and are quoted accordingly. Bear in mind the engineer still has to review the work properly before sealing it, so there is a floor below which the job is not viable — we will tell you honestly if that applies.
