Spread footings, strip footings, grade beams, mat and post-tensioned slabs, pier and helical systems — sized against the geotechnical report or presumptive bearing values where no report exists.

Structural Engineering Questions We Are Asked Most

A typical package includes the foundation plan, floor and roof framing plans, the lateral system, structural sections and details, general structural notes, and the full load calculation package — all sealed by the engineer of record. The exact sheet list is confirmed in writing before work begins.

Yes. A professional engineer seal is only valid in the state where the engineer holds an active licence, so every project is assigned to a PE licensed in that jurisdiction. Note that Illinois is a special case — structural design there requires an Illinois Structural Engineer (SE) licence, and we assign an SE accordingly.

Most standard residential and light commercial packages are delivered within 48 to 72 hours of receiving complete information. Larger or more complex structures are quoted with a specific schedule up front rather than an optimistic estimate.

Calculations are included as standard. Gravity, wind, seismic and snow loads are derived per ASCE 7 and the adopted code edition, and the sealed calculation package is delivered alongside the drawings because most reviewers ask for it.

Yes — that is our Review and Stamp service. An engineer licensed in your state reviews the existing set against local code, requests any corrections needed to make it compliant, and then applies the seal.

Not always. Where a soils report exists we design to its recommended bearing capacity and any special requirements. Where one does not, we can design to the code presumptive bearing values if the jurisdiction accepts that approach — we will tell you which applies before starting.

Yes. We assess the existing framing, size the replacement beam and its supports down to the foundation, and issue sealed drawings or an engineer’s letter in whatever format your building department or HOA requires.

We respond to comments and revise the sealed drawings as part of the original engagement, not as a separate change order. Responding to a reviewer is a normal part of permitting and it is built into the fee.
