Residential PE

Structural, Civil & MEP Engineering Services in Georgia

Georgia moved to the 2024 I-Codes with state amendments on 1 January 2026, which puts it ahead of most of the country structurally — while its energy code remains a decade older. That mismatch trips up designers who assume one edition covers the whole submittal. Add a sharp coastal wind gradient around Savannah and the Golden Isles, and Georgia needs engineering tuned to the actual county. Most standard packages are sealed in 48–72 hours.

The Codes We Design To in Georgia

Georgia’s codes apply statewide by operation of law whether or not your local government formally adopts them — but enforcement and permitting are entirely local.

2024 I-Codes With Georgia Amendments

Effective 1 January 2026, Georgia mandates the 2024 IBC, IRC, IPC, IMC, IFGC and ISPSC, each with the 2026 Georgia Amendments applied on top of the model code.

2023 National Electrical Code

Georgia adopted the 2023 NEC with 2026 Georgia amendments, which governs service sizing, branch circuiting and panel design on every electrical submittal.

Energy Code Lags Deliberately

The Georgia State Energy Code remains based on the 2015 IECC with Georgia amendments. It is counterintuitive alongside 2024 structural codes, and assuming a newer energy edition is a common submittal error.

Department of Community Affairs

DCA and the Board of Community Affairs adopt the codes under state law. They apply statewide automatically; local governments may only add more stringent amendments after DCA review.

Local Enforcement

Permitting and inspection are handled by your city or county. Atlanta and Savannah publish local amendments layered on the state minimum codes, and we prepare submittals to those.

Safety Fire Commissioner

The 2024 International Fire Code is adopted separately through the Office of the Safety Fire Commissioner, which matters on commercial and multi-family submittals.

Design Conditions That Actually Govern in Georgia

Georgia is mild structurally away from the coast, but the coastal counties are a different design problem entirely — and the gap between them is larger than most designers assume.

Who Seals Your Drawings in Georgia

Your drawings are sealed by an engineer holding an active Georgia licence issued by the Georgia State Board of Registration for Professional Engineers and Land Surveyors, under the Secretary of State. Georgia recognises licensure by comity through an NCEES record. We confirm the named engineer of record on your quote before you commit.

Services

Engineering Services We Deliver Across Georgia

Structural Engineering

Framing, foundations and retaining walls with sealed load calculations to the Georgia code edition your jurisdiction enforces.

Civil & Site Engineering

Site plans, grading and drainage, stormwater, utilities and paving prepared for Georgia permit submittal.

MEP Engineering

HVAC, electrical and plumbing design with the load calculations and energy compliance forms Georgia reviewers ask for.

Review & PE Stamp

Have drawings already? A Georgia-licensed engineer reviews them against local code and applies the seal.

Georgia Cities and Jurisdictions We Serve

We prepare and seal permit drawings across Georgia, from metro Atlanta to the coastal counties where wind design changes materially.

Our Promise

How We Protect Georgia Clients Before You Spend a Dollar

Engineering is bought on trust long before it is bought on price. These are the commitments every Residential PE engagement carries, in writing, from the first message.

Free Quote, One Fixed Fee

Consultations and quotes cost nothing. You receive one written fixed fee against a written sheet list — no hourly billing, no surprise add-ons.

A Named Engineer of Record

Every drawing is sealed by a professional engineer holding an active licence in your project’s state, and we confirm who that engineer is before you commit.

Revisions Until Approval

If the plan reviewer returns comments, we revise the sealed drawings and respond as part of the original fee — never as a change order.

Your Documents Stay Private

Drawings, surveys and site information are used only to engineer your project. They are never resold, published or used as portfolio material without consent.

48–72 Hour Turnaround

Most standard packages are sealed and returned within two to three business days, so engineering is never the reason a permit slips.

A Real Engineer Answers

Questions reach an engineer, not a call centre. Open the live chat and you are talking to someone who can actually scope and price the job.

FAQ

Georgia Engineering Questions We Are Asked Most

Since 1 January 2026 Georgia mandates the 2024 IBC, IRC, IPC, IMC, IFGC and ISPSC with the 2026 Georgia Amendments, plus the 2023 NEC. The important exception is energy: the Georgia State Energy Code is still based on the 2015 IECC. Submittals prepared assuming a single consistent edition across all disciplines are a common source of correction letters here.

Yes. The state minimum codes apply statewide by operation of law whether or not a local government formally adopts them. What is local is enforcement and permitting, and a local government may only add more stringent amendments after DCA review.

Significantly. Chatham, Glynn, Camden, Bryan, Liberty and McIntosh counties carry substantially higher design wind speeds and hurricane provisions than inland Georgia, including wind-borne debris requirements. A set designed to Atlanta wind speeds will not pass a Savannah review.

Yes. Drawings are sealed by an engineer holding an active Georgia licence from the State Board of Registration for Professional Engineers and Land Surveyors. We confirm the named engineer of record on your quote.

Because Georgia adopts them on separate tracks. The structural and mechanical codes moved to the 2024 editions while the Georgia State Energy Code has remained on the 2015 IECC with state amendments. It is unusual but it is genuinely the current position, and we prepare energy compliance to the edition actually in force.

Across the Piedmont, expansive clays and weathered saprolite affect bearing capacity and settlement, and bearing values can vary considerably over a small site. Where a geotechnical report exists we design to it; where one does not, we will tell you whether your jurisdiction accepts presumptive values.

Most standard residential and light commercial packages are returned within 48 to 72 hours of receiving complete information. Coastal county projects and anything requiring flood design are quoted with a realistic schedule up front.

We quote a fixed fee per project rather than an hourly rate, based on scope, county and submittal requirements. Quotes are free and usually returned the same business day — see our pricing page.
