The Codes We Design To in Ohio

One state code, enforced by certified local departments. The wrinkle is that Ohio’s commercial and residential codes are not on the same edition.

Ohio Building Code, 2024 Edition

The commercial code is based on the 2021 I-Codes with Ohio amendments and took effect 1 March 2024, alongside the Ohio Mechanical, Plumbing and Existing Building Codes.

Residential Code of Ohio

The RCO runs on its own cycle and has historically lagged the commercial code by an edition, with the residential electrical provisions updated separately. We confirm the current RCO edition with the Board of Building Standards before residential design begins.

Board of Building Standards

The BBS, within the Department of Commerce, adopts the code under the Ohio Administrative Code. Adoption is genuinely statewide rather than municipal.

Certified Local Departments

Local governments do not write their own codes — the BBS certifies municipal, county and township departments to perform plan review and inspection of the state code. Uncertified areas fall to the county or the state.

Separate Electrical Cycle

Ohio updates residential electrical provisions on their own schedule, which means the NEC edition in force may not match what the rest of the code cycle implies. We verify it rather than assume.

Locally Set Frost Depth

Frost depth is set locally, typically in the 32 to 36 inch range. We use your jurisdiction’s published figure rather than a statewide average.
