2024 I-Codes With Georgia Amendments
Effective 1 January 2026, Georgia mandates the 2024 IBC, IRC, IPC, IMC, IFGC and ISPSC, each with the 2026 Georgia Amendments applied on top of the model code.
2023 National Electrical Code
Georgia adopted the 2023 NEC with 2026 Georgia amendments, which governs service sizing, branch circuiting and panel design on every electrical submittal.
Energy Code Lags Deliberately
The Georgia State Energy Code remains based on the 2015 IECC with Georgia amendments. It is counterintuitive alongside 2024 structural codes, and assuming a newer energy edition is a common submittal error.
Department of Community Affairs
DCA and the Board of Community Affairs adopt the codes under state law. They apply statewide automatically; local governments may only add more stringent amendments after DCA review.
Local Enforcement
Permitting and inspection are handled by your city or county. Atlanta and Savannah publish local amendments layered on the state minimum codes, and we prepare submittals to those.

The 2024 International Fire Code is adopted separately through the Office of the Safety Fire Commissioner, which matters on commercial and multi-family submittals.

Which building code applies to my Georgia project?

The important exception is energy: the Georgia State Energy Code is still based on the 2015 IECC. Is coastal Georgia different?
Significantly. Chatham, Glynn, Camden, Bryan, Liberty and McIntosh counties carry substantially higher design wind speeds and hurricane provisions than inland Georgia, including wind-borne debris requirements. A set designed to Atlanta wind speeds will not pass a Savannah review.

Why is the energy code so much older than the building code?
Because Georgia adopts them on separate tracks. The structural and mechanical codes moved to the 2024 editions while the Georgia State Energy Code has remained on the 2015 IECC with state amendments. It is unusual but it is genuinely the current position, and we prepare energy compliance to the edition actually in force.
What soil issues should I expect?
Across the Piedmont, expansive clays and weathered saprolite affect bearing capacity and settlement, and bearing values can vary considerably over a small site. Where a geotechnical report exists we design to it; where one does not, we will tell you whether your jurisdiction accepts presumptive values.
