Yes. A professional engineer seal is only valid in the state where the engineer holds an active licence, so every project is assigned to a PE licensed in that jurisdiction. Note that Illinois is a special case — structural design there requires an Illinois Structural Engineer (SE) licence, and we assign an SE accordingly.

Yes — that is our Review and Stamp service. An engineer licensed in your state reviews the existing set against local code, requests any corrections needed to make it compliant, and then applies the seal.
Not always. Where a soils report exists we design to its recommended bearing capacity and any special requirements. Where one does not, we can design to the code presumptive bearing values if the jurisdiction accepts that approach — we will tell you which applies before starting.
Yes. We assess the existing framing, size the replacement beam and its supports down to the foundation, and issue sealed drawings or an engineer’s letter in whatever format your building department or HOA requires.
We respond to comments and revise the sealed drawings as part of the original engagement, not as a separate change order. Responding to a reviewer is a normal part of permitting and it is built into the fee.
Most permit packages need more than one discipline. Keeping them with one firm removes the coordination gaps between sheets that cause the majority of plan-review rejections.
