Massachusetts runs one statewide building code that municipalities cannot amend — but it layers three possible energy codes on top, and towns choose which applies. Combine that with snow loads that change from one town to the next and four-foot frost depths, and Massachusetts is a state where the correct local numbers matter more than the general approach. Most standard packages are sealed in 48–72 hours.
One building code statewide, three possible energy codes by municipality. Knowing which energy tier your town has opted into is essential before design begins.
The Massachusetts State Building Code 10th Edition is based on the 2021 I-Codes and took effect 11 October 2024. The concurrency period with the 9th Edition ended 30 June 2025, so the 10th is now the only code in force.
The BBRS, within the Division of Occupational Licensure, adopts 780 CMR. Municipalities may not amend it — they enforce it through their local building department.
The base energy code is the 2021 IECC with Massachusetts amendments, mandatory statewide under 780 CMR Chapters 13 and 11R.
225 CMR 22 and 23 set a more stringent tier that municipalities opt into. A large share of Massachusetts towns have adopted it, and it materially affects envelope and systems design.
The Specialized Code adds further requirements on top of the Stretch Code for towns that adopt it — the most stringent tier in the state. Confirming your town’s tier is the first step on any Massachusetts project.
Ground snow loads vary sharply between municipalities and 780 CMR provides town-specific values. Using a regional average rather than your town’s figure is a genuine design error here.
Massachusetts combines meaningful Northeast seismic provisions, high and locally variable snow, deep frost and serious coastal wind on the Cape and Islands.
Your drawings are sealed by an engineer holding an active Massachusetts licence issued by the Board of Registration of Professional Engineers and Land Surveyors under 250 CMR. Massachusetts offers licensure by comity for engineers licensed in other states. We confirm the named engineer of record on your quote before you commit, along with which energy code tier your municipality has adopted.
Framing, foundations and retaining walls with sealed load calculations to the Massachusetts code edition your jurisdiction enforces.
Site plans, grading and drainage, stormwater, utilities and paving prepared for Massachusetts permit submittal.
HVAC, electrical and plumbing design with the load calculations and energy compliance forms Massachusetts reviewers ask for.
Have drawings already? A Massachusetts-licensed engineer reviews them against local code and applies the seal.
We prepare and seal permit drawings across Massachusetts, confirming each municipality’s energy code tier and town-specific snow load before design begins.
Engineering is bought on trust long before it is bought on price. These are the commitments every Residential PE engagement carries, in writing, from the first message.
Consultations and quotes cost nothing. You receive one written fixed fee against a written sheet list — no hourly billing, no surprise add-ons.
Every drawing is sealed by a professional engineer holding an active licence in your project’s state, and we confirm who that engineer is before you commit.
If the plan reviewer returns comments, we revise the sealed drawings and respond as part of the original fee — never as a change order.
Drawings, surveys and site information are used only to engineer your project. They are never resold, published or used as portfolio material without consent.
Most standard packages are sealed and returned within two to three business days, so engineering is never the reason a permit slips.
Questions reach an engineer, not a call centre. Open the live chat and you are talking to someone who can actually scope and price the job.
Share the Massachusetts project address, your plans or sketches, and any comments the building department has already issued.
We confirm the governing Massachusetts code edition, the sheet list and the schedule, then return a written fixed fee at no cost.
Our engineers produce the design and calculations, then an engineer licensed in Massachusetts reviews the package before anything is sealed.
You receive sealed, signed PDFs formatted for your Massachusetts building department, plus support through plan-review comments.
780 CMR, the Massachusetts State Building Code, 10th Edition — based on the 2021 I-Codes and effective since 11 October 2024. The concurrency period with the 9th Edition ended on 30 June 2025, so the 10th Edition is now the only code in force. Municipalities may not amend it.
The Stretch Energy Code (225 CMR 22 and 23) is a more stringent energy tier that municipalities opt into, and a large share of Massachusetts towns have. There is also a Specialized Code that adds further requirements on top. Which tier applies changes envelope, systems and documentation requirements significantly, so confirming your town’s adoption is the first thing we check.
By municipality. 780 CMR provides town-specific ground snow load values, and they vary sharply across the state — using a regional average instead of your town’s published figure is a genuine design error that shows up at plan review. We use the town value for your address.
Yes. Drawings are sealed by an engineer holding an active Massachusetts licence from the Board of Registration of Professional Engineers and Land Surveyors under 250 CMR. We confirm the named engineer of record on your quote.
Frost depth in Massachusetts is typically around four feet, which is considerably deeper than in the mid-Atlantic or the south. It affects foundation depth, excavation cost and sometimes the choice of foundation system entirely.
Yes. Cape Cod, Martha’s Vineyard and Nantucket carry the state’s highest design wind speeds along with wind-borne debris requirements, and much of the coastline sits in mapped flood zones. Island and coastal projects need genuinely different detailing from inland ones.
Boston enforces 780 CMR like every other municipality — it does not have a separate building code — but it adds its own zoning code and fire department review on top, which affects the submittal process and the schedule.
We quote a fixed fee per project rather than an hourly rate, based on scope, municipality and energy code tier. Quotes are free and usually returned the same business day — see our pricing page.
Projects rarely stop at a state line. We hold coverage in all 50 states and assign every project to an engineer licensed where it is permitted — these are the neighbouring states we work in most often.
Send your Massachusetts site information and we will confirm the sheet list, the engineer of record licensed in Massachusetts and a firm price — usually the same business day, at no cost.
