Licensing, Speed and Price
Are you licensed in my state?
We hold coverage in all 50 states and assign every project to an engineer individually licensed in the state where the permit will be filed. Your quote names that engineer and confirms their licence before you pay anything. Where a state also requires a firm registration or certificate of authorization, we confirm the registered entity on the same quote. If we cannot seal in your state for a particular scope, we tell you at quote stage rather than after you have paid.
How fast can I get sealed drawings?
Quotes normally come back the same business day. Most residential and light commercial packages are delivered in three to five business days once we have what we need, and straightforward review-and-stamp work can be as quick as 48 hours. Your fixed-fee quote states the delivery date before you commit, so the schedule is a commitment rather than an estimate.
What does it cost?
Every project is quoted as a written fixed fee before any work begins — no hourly billing, no change-order surprises. The fee depends on the sheet count, the disciplines involved and the building type. Published starting prices are on our pricing page, but the only number that matters is the one on your written quote, and that quote costs nothing.
Scope, Process and Revisions
I already have drawings. Can you just review and stamp them?
Often, yes. An engineer licensed in your state reviews the set against the code edition your jurisdiction enforces, tells you what needs to change, and applies the seal once the package complies. We will not stamp drawings we have not verified — that is a licence-risk issue for the engineer and a liability issue for you. If the set needs work, you hear about it before you pay, not after.
What do you need from me to start?
Three things: the project address (city and state, so we can confirm the governing code), your plans, sketches or photos, and any comments the building department has already issued. A hand sketch is enough to quote from. If something essential is missing we will tell you exactly what to send rather than guess.
What if the building department rejects the drawings?
We support you through plan review as part of the job. If a reviewer issues comments on work we produced, we revise and re-seal at no extra charge. That is the point of designing to the code edition your jurisdiction actually enforces rather than a generic national baseline — we confirm that edition in writing before we draw anything.
Do you provide calculations as well as drawings?
Yes. Structural packages include sealed load calculations, and MEP packages include the load calculations and energy compliance forms reviewers typically ask for. Calculations are part of the deliverable, not an upsell.

Your Documents Stay Private
Drawings, surveys and site information are used only to engineer your project. They are never resold, published or used as portfolio material without consent.
48–72 Hour Turnaround
Most standard packages are sealed and returned within two to three business days, so engineering is never the reason a permit slips.

Practical Questions
Do I need a geotechnical report?
Sometimes. It depends on the soils where you are building and what your jurisdiction requires. In expansive clay regions, or where a presumptive bearing value will not be accepted, a soils report lets us size foundations properly instead of over-designing them. We tell you whether one is needed at quote stage.
Can you handle projects in more than one state at once?
Yes. Multi-state portfolios and projects near a state line are routine. Each permit set is sealed by an engineer licensed in the state where that permit is filed, and we coordinate the design so the packages stay consistent across jurisdictions.
How do I pay, and when?
You see a written fixed fee first. Work begins once you accept it. We will never start billable work off an informal conversation, and the fee does not move unless you change the scope in writing.
Is everything done online?
Yes — the practice operates fully online, which is how we keep turnaround short and fees fixed. You send files, we return sealed, signed PDFs formatted for your building department, and we stay available through plan review.
